Project Overview

HPM was awarded a CM/GC contract for the addition of air conditioning throughout a historic, multi-level school building. Originally built in 1902, Smedley Elementary School expanded four times, but overheated classrooms made learning more difficult for students. A major scope of work included a new 200-ton air-cooled chiller with water-side economizer. A chilled water pumping station was enclosed in a masonry block and brick structure atop a concrete foundation. A chilled water pumping station was installed in the building basement, originally used for coal storage for the building heating system. The chilled water supply and return piping from the chiller to the school building is located underground, requiring demolition and replacement of an asphalt playground. Additional work included removal of existing pneumatic HVAC controls and installation of a Direct Digital Control (DDC) system controlling the HVAC system. Architectural finishes to complete the project included new drywall duct chases, repair of existing drywall surfaces, repair and replacement of acoustic ceilings, and finish painting.
